Citrus & Cane: A Downtown Victoria Hidden Gem

There’s a particular feeling that comes with finding a favourite spot in a city you are still getting to know. It’s the moment a place stops feeling like a tourist stop and starts feeling like yours. That’s exactly what happened to me at Citrus & Cane, which just made the move from the edges of downtown Victoria to a new home right in the heart of it, at 606 Trounce Alley. I loved their previous location on Douglas and couldn’t wait to visit their new digs.

Citrus & Cane is a tropical cocktail bar spread across three levels, with an oval bar at the centre of it all and big windows that let in far more natural light than you would expect from a nightlife spot. The building itself has real character, and the team has leaned into that rather than covering it up. It feels lived in, in the best way, while still being polished enough to make a great first impression.

The drinks are the real draw. This is a rum forward menu built by people who clearly know what they are doing, with house made syrups and fresh juice in almost everything they pour. Whether you gravitate toward a classic daiquiri or something a little more adventurous, there’s a cocktail here that will surprise you in a good way. I ordered something off the tropical list and it might be the best drink I have had in the city this year.

I think about places like this a lot when I’m working with relocation clients and first time buyers. When you move to a new city, or even a new part of your own city, it is not just about finding the right home. It’s about finding the places that make you feel like you belong there. I moved from Toronto to Victoria myself, and I still remember how much it mattered to find a handful of spots that felt like mine before the rest of the pieces fell into place.

Citrus & Cane is one of those places I would point a client toward if they were settling into downtown Victoria and wanted a starting point for exploring the neighbourhood's evening life. It’s walkable from so much of what makes downtown special, and it has the kind of warm, easy hospitality that makes a new city feel a little less new.

If you are house hunting downtown, or you already call this neighbourhood home, put Citrus & Cane on your list.

Preparing to Sell Your Home This Fall: A Simple Guide

There's a shift that happens every year around this time. The evenings start cooling off a little earlier, the light gets softer, and even though summer isn't quite over, you can feel fall coming. It's also when I start hearing from a lot of people who've been thinking about selling and want to know what they should be doing right now to get ready.

If that's you, you're not alone, and you're not behind. Late summer is actually one of the best times to start preparing, because it gives you a few quiet weeks to get things in order before the fall market picks up. Here's where I'd start.

Give Yourself Time to Declutter, Not Just Clean

Decluttering isn't the same as tidying up for a weekend. It's about walking through your home room by room and being honest about what you actually want to bring with you to your next chapter. This part often takes longer than people expect, especially if you've been in your home for years, so starting now instead of the week before your listing goes live makes a real difference. It doesn't need to happen all at once either. A little bit each week adds up faster than you'd think.

Handle the Small Repairs You've Been Putting Off

Every home has that list. A dripping faucet, a door that sticks, a spot of paint that's been touched up one too many times. None of these are dealbreakers on their own, but buyers notice them, and they add up to an impression. Fall is a great time to work through that list while the weather still cooperates for anything outdoors, like touching up trim or clearing gutters before the rain really sets in. Need a recommendation for a great tradesperson? I’ve got you, just reach out.

Think About Curb Appeal Before the Days Get Shorter

As the light changes, so does the way your home looks from the street. A few simple things go a long way here. Clearing fallen leaves, adding a warm light by the entryway, and making sure walkways are clear and well lit all help your home feel welcoming even as the season shifts. First impressions still happen at the curb, fall or not.

Get a Clear Picture of Where You Stand

Before you do anything else, it's worth having an honest conversation about where your home sits in today's market. That's not about pressure or a hard sell. It's about giving you real information so you can make a decision that actually fits your timeline, whether that's this fall or further down the road. A home evaluation is a good place to start, and it costs you nothing but a conversation. Let me know if you’d like an honest valuation.

You Don't Have to Figure This Out Alone

If you're downsizing, there's an emotional side to this too, and I don't think that ever gets talked about enough. Letting go of a home is rarely just about square footage. If any of this feels like a lot to carry on your own, that's exactly where I come in. I'd rather slow things down and walk through it with you than have you feel rushed into decisions that don't feel right.

If you've been quietly thinking about what's next, I'd love to talk it through, no pressure and no script. You can also grab a copy of my smart downsizing guide any time at yourvanislehome.com if you want a starting point before we chat.

Sold in Starlight Village: What It Means When a Client Trusts You Twice

There is a particular kind of trust that only comes with time. It is the trust a client places in you not because you have convinced them of anything, but because they already know, from experience, what it feels like to work with you. That is the story behind this latest sale in Starlight Village, and it is one I do not take lightly.

Last year, I had the privilege of helping this client sell her own home and find her next one. It was a big transition, and like most big transitions, it came with a mix of excitement and uncertainty. We worked through it together, and she landed somewhere that felt right for her next chapter.

This year, she came back. This time, it was to help sell a property in Starlight Village, a small manufactured home community on the Saanich Peninsula that offers one of the more genuinely affordable paths to ownership in this market. She trusted me again, and that meant everything.

I think a lot about why repeat clients matter so much in this business. Anyone can make a good first impression. Anyone can talk a good game during a single transaction. But being asked back, being the person someone thinks of again when another need arises, that only happens when the first experience actually held up under real scrutiny. It is proof that the relationship was never about the sale. It was about showing up, listening well, and doing right by the person in front of me.

This particular home was completely renovated down to the studs, with all brand new floors, paint, appliances, and features throughout. It is the kind of fresh, move in ready space that tends to appeal to first time buyers and anyone looking for a simpler, more affordable way onto the Peninsula. Watching it go from listing to sold, with conditions now removed, has been genuinely satisfying to be part of.

If there is one thing I hope people take from this story, it is that real estate does not have to be transactional. It can be relational. It can be the kind of thing where someone trusts you with one of the biggest decisions of their life, and then trusts you again when life asks something different of them. That is the work I want to keep doing here on the Peninsula, one relationship at a time.

If you are thinking about your own next chapter, whether that means buying, selling, or simply understanding what your options are, I would love to help you figure out what that looks like.

Just Sold in North Saanich: What Right Sizing Can Look Like When You Have the Right Guide

Every sold sign tells a story, and this one is a favourite of mine. I recently represented the buyer on a bright, one level townhome in The Meadows, a gated 55+ community just a stone's throw from Sidney by the Sea. Two patios, a double garage, and everything on one floor. It’s the kind of home that makes downsizing feel less like giving something up and more like gaining something back.

But this post is not really about that townhome. It’s about what happened before the sold sign went up, because that is where the real work lives.

Downsizing Is Rarely Just About Square Footage

When someone comes to me thinking about their next chapter, the conversation almost never starts with a list of must haves. It starts with a feeling. Maybe the stairs have become a chore. Maybe the garden feels like more responsibility than joy these days. Maybe family is scattered and a smaller, simpler home closer to community feels like the better fit for this stage of life. Whatever the reason, there is usually some grief tucked in alongside the excitement, and I think that deserves to be honoured rather than rushed past.

My job is to slow things down enough that my clients can think clearly. We talk through what daily life will actually look like in a new place, not just what the listing photos suggest. For a community like The Meadows, that means walking through practical questions together. What are the strata rules around pets and rentals? Is there a depreciation report, and what does it tell us about the building's health? How close is it really to the shops, the water, and the parts of Sidney that make it feel like home rather than just a postal code? These are the questions I ask on behalf of every client, every time, because the answers matter far more than the finishes.

Having Lived It Myself Changes How I Guide Others

I’ve lived in twenty six homes over the course of my life, including the move that brought me from Toronto to Victoria. I know what it feels like to stand in a new kitchen and wonder if you made the right choice. That experience shapes how I work with people who are relocating to Vancouver Island or right sizing into a new stage of life here. I am not just pointing you toward a property. I’m helping you picture your mornings there, your walk to the shops, the neighbours you might meet at the clubhouse.

That is why so much of my practice is built around connection, not just closings. I want my clients to feel rooted in their new neighbourhood from day one, whether that means introducing them to a local business I trust or simply being honest about what a community is really like to live in, not just to visit.

If You Are Wondering What Is Next

If any of this sounds familiar, if you have been quietly wondering what right sizing could look like for you, I would love to talk. There is no pressure and no script. I also put together a smart downsizing guide that many of my clients have found helpful as a gentle starting point, and you are welcome to grab a copy any time at yourvanislehome.com.

Congratulations to my clients on their beautiful new home in The Meadows. Here is to the next chapter, and to feeling settled in it.

Local Love: The Sidney Pier Hotel

There's a question I hear more than almost any other from clients who are thinking about moving to Vancouver Island. It comes up toward the end of conversations, almost like an afterthought, but it never really is. The question is: where should we stay when we come to look?

It sounds practical, and it is. But what's behind it is something bigger. The trip to Vancouver Island is often the moment everything becomes real. It's when you stop imagining the move and start actually picturing it. Where you stay, how you wake up, whether you can walk somewhere for coffee, whether the town feels right at seven in the morning before you've seen a single house — all of that shapes what you come home with.

For a long time I gave my clients the best guidance I could. But I didn't have a place I could point to and say: go here, I trust this completely, this is the right base for the trip you're about to take.

That changed when I walked into The Sidney Pier Hotel.

The Sidney Pier sits right on the waterfront in Sidney, at the edge of Beacon Avenue and the marina. It's a short walk to the bookshops, bakeries, and coffee spots that make this town so easy to fall in love with on a first visit. The building is modern and thoughtfully designed, with a spa on site and a restaurant downstairs. It doesn't feel like a place you pass through. It feels like a place you settle into.

I should mention: the hotel has just completed a full reimagining of the suites. New finishes, new furnishings, and a feel that's warmer and more considered than before. The bathrooms are spa-inspired and well-appointed. The kitchens and kitchenettes are beautifully fitted out. It's the same stunning waterfront location — the views haven't changed — but the experience inside has been genuinely elevated. If you've stayed here before, it's worth coming back with fresh eyes.

I've partnered with The Sidney Pier Hotel to offer my relocation clients a special rate on three specific room types as part of working with me.

The Townview Suite is a spacious studio with a king bed, a full kitchen, and west-facing views over the heart of Sidney. It's the room for clients who like to cook their own breakfasts and spread out a little. The Seaport or Courtyard King is a comfortable, well-appointed guestroom with everything you need, offering views of either the courtyard or the town of Sidney. And the Coastal King or Queen is a beautifully designed room with courtyard or Beacon Avenue views, with select floors offering a private furnished balcony — one of the loveliest places to have your morning coffee while you think through the homes you saw the day before.

I make the reservation personally. There's no code or link — you just reach out to me and we sort it out together as part of working with me.

Sidney is a town that tends to make the decision for people. You arrive not quite sure, you walk Beacon Avenue, you sit somewhere with a coffee and watch the ferries move across the water, and then you know. I wanted my clients to have a place that helps that happen. The Sidney Pier Hotel is that place, and with the newly reimagined suites, it's better than ever.

If you're thinking about a move to the Saanich Peninsula and want to know more about how this works, reach out. I'm always happy to talk through what the process looks like from start to finish.

Find out more and view those dreamy suites right here.
