Just Sold in Esquimalt: A First Time Buyer's Story

There’s nothing quite like the feeling of handing someone the keys to their very first home. It’s a mix of pride, relief, and a little bit of disbelief that all adds up to one of my favourite moments in this job, and that’s exactly the moment I got to share with this client.

This was his very first home, and from our first conversation to the final signature, it was a genuine joy to work through together. He told me afterward that he felt supported the whole way through, and honestly, that’s the kind of feedback that means more to me than almost anything else. Buying your first home can feel like a lot, and my job is to make sure it never feels like too much.

He’s getting the keys to a new build in Esquimalt, just a short walk from the ocean and close to Saxe Point Park, one of my favourite spots on this side of town for a morning walk or an evening sit with a coffee. He’s also just minutes from the Archie Browning Sports Centre and the local farmers markets, which makes settling into a new neighbourhood so much easier. There is something about already knowing where you will go for a swim or a Saturday morning stroll through fresh produce that turns a new address into an actual home a lot faster.

Deals like this one do not come together without good people on both sides. A big thank you to the listing agent and her team for such easy, collaborative work throughout. And on the financing side, our mortgage partner made everything seamless. Having a mortgage broker I trust in a client's corner makes all the difference, especially for a first time buyer navigating the process for the first time.

If you are thinking about your first home and the whole idea feels overwhelming, I’d love to talk it through with you. That is exactly the kind of conversation I’m here for.

Just Listed: Bright 2 Bedroom Home at Reunion, Belmont

There is a particular kind of morning that happens in Belmont. Coffee in hand, a short walk to the market, maybe a stop along the Galloping Goose Trail before the day gets going. It is the kind of everyday rhythm that made me excited to list this home, and I think it might be exactly what a lot of buyers out there are looking for right now.

I am thrilled to share that 236-920 Reunion Ave, a bright two bedroom, two bathroom condo at Reunion at Belmont. View here: https://yourvanislehome.com/officelistings.html/listing.1046848-236-920-reunion-ave-langford-v9b-0w8.109571637

This home sits steps from Belmont Market and the Galloping Goose Trail, in one of the most walkable pockets of the Westshore. The kitchen features quartz countertops, stainless steel appliances, under cabinet lighting, and a spacious island that makes room for both quick mornings and slower evenings. Wide plank flooring runs throughout, and the smart split bed layout keeps the primary suite private while the second bedroom stays close by, ready to become a nursery, a guest room, or a home office as life shifts and changes.

The primary suite includes a double sided closet and a full ensuite, and since the current owner purchased the home, they have added a heat pump, so heating and cooling stays effortless through every season. Along with in suite laundry, extra storage, and a private balcony, the unit comes with a dedicated parking stall with EV charger roughed-in.

As a resident, you will also have access to the building's full range of amenities, including a fitness centre, a resident lounge and outdoor relaxation area, a BBQ terrace, a pet wash and off leash dog park, and bike storage with a repair station. And when the weekend rolls around, Glen Lake, Thetis Lake, and Goldstream Park are all just minutes away, whether you are looking for a quiet paddle or a longer hike.

I have spent the last three years getting to know the Westshore, the Peninsula, and everything in between, and buildings like Reunion at Belmont are a great example of why so many people are choosing to put down roots here. It is a community that feels connected, walkable, and genuinely easy to live in, whether you are just starting out, growing a family, or simply looking for a home that fits your day to day life a little better.

If this feels like it could be your next chapter, I would love to show you around in person. You can find full photos, floor plans, and details on the listing page, and I am always just a call or message away.

Sold in Starlight Village: What It Means When a Client Trusts You Twice

There is a particular kind of trust that only comes with time. It is the trust a client places in you not because you have convinced them of anything, but because they already know, from experience, what it feels like to work with you. That is the story behind this latest sale in Starlight Village, and it is one I do not take lightly.

Last year, I had the privilege of helping this client sell her own home and find her next one. It was a big transition, and like most big transitions, it came with a mix of excitement and uncertainty. We worked through it together, and she landed somewhere that felt right for her next chapter.

This year, she came back. This time, it was to help sell a property in Starlight Village, a small manufactured home community on the Saanich Peninsula that offers one of the more genuinely affordable paths to ownership in this market. She trusted me again, and that meant everything.

I think a lot about why repeat clients matter so much in this business. Anyone can make a good first impression. Anyone can talk a good game during a single transaction. But being asked back, being the person someone thinks of again when another need arises, that only happens when the first experience actually held up under real scrutiny. It is proof that the relationship was never about the sale. It was about showing up, listening well, and doing right by the person in front of me.

This particular home was completely renovated down to the studs, with all brand new floors, paint, appliances, and features throughout. It is the kind of fresh, move in ready space that tends to appeal to first time buyers and anyone looking for a simpler, more affordable way onto the Peninsula. Watching it go from listing to sold, with conditions now removed, has been genuinely satisfying to be part of.

If there is one thing I hope people take from this story, it is that real estate does not have to be transactional. It can be relational. It can be the kind of thing where someone trusts you with one of the biggest decisions of their life, and then trusts you again when life asks something different of them. That is the work I want to keep doing here on the Peninsula, one relationship at a time.

If you are thinking about your own next chapter, whether that means buying, selling, or simply understanding what your options are, I would love to help you figure out what that looks like.

Just Sold in North Saanich: What Right Sizing Can Look Like When You Have the Right Guide

Every sold sign tells a story, and this one is a favourite of mine. I recently represented the buyer on a bright, one level townhome in The Meadows, a gated 55+ community just a stone's throw from Sidney by the Sea. Two patios, a double garage, and everything on one floor. It’s the kind of home that makes downsizing feel less like giving something up and more like gaining something back.

But this post is not really about that townhome. It’s about what happened before the sold sign went up, because that is where the real work lives.

Downsizing Is Rarely Just About Square Footage

When someone comes to me thinking about their next chapter, the conversation almost never starts with a list of must haves. It starts with a feeling. Maybe the stairs have become a chore. Maybe the garden feels like more responsibility than joy these days. Maybe family is scattered and a smaller, simpler home closer to community feels like the better fit for this stage of life. Whatever the reason, there is usually some grief tucked in alongside the excitement, and I think that deserves to be honoured rather than rushed past.

My job is to slow things down enough that my clients can think clearly. We talk through what daily life will actually look like in a new place, not just what the listing photos suggest. For a community like The Meadows, that means walking through practical questions together. What are the strata rules around pets and rentals? Is there a depreciation report, and what does it tell us about the building's health? How close is it really to the shops, the water, and the parts of Sidney that make it feel like home rather than just a postal code? These are the questions I ask on behalf of every client, every time, because the answers matter far more than the finishes.

Having Lived It Myself Changes How I Guide Others

I’ve lived in twenty six homes over the course of my life, including the move that brought me from Toronto to Victoria. I know what it feels like to stand in a new kitchen and wonder if you made the right choice. That experience shapes how I work with people who are relocating to Vancouver Island or right sizing into a new stage of life here. I am not just pointing you toward a property. I’m helping you picture your mornings there, your walk to the shops, the neighbours you might meet at the clubhouse.

That is why so much of my practice is built around connection, not just closings. I want my clients to feel rooted in their new neighbourhood from day one, whether that means introducing them to a local business I trust or simply being honest about what a community is really like to live in, not just to visit.

If You Are Wondering What Is Next

If any of this sounds familiar, if you have been quietly wondering what right sizing could look like for you, I would love to talk. There is no pressure and no script. I also put together a smart downsizing guide that many of my clients have found helpful as a gentle starting point, and you are welcome to grab a copy any time at yourvanislehome.com.

Congratulations to my clients on their beautiful new home in The Meadows. Here is to the next chapter, and to feeling settled in it.

Sold in Esquimalt: Buyer Success at Shangri La Estates

Some purchases come together because the timing is right, the home is right, and the buyers are ready. That was exactly the case with Unit 1 at 840 Craigflower Road in Esquimalt, and I am so pleased to share that my clients have officially found their next chapter here.

This is a 3-bedroom, 1.5-bath townhome in Shangri La Estates, a well-established strata community sitting right on the edge of Esquimalt and Vic West. At 1,315 finished square feet over two levels, it lives generously. There is a fully renovated kitchen that was taken to the studs in 2020 and rebuilt with real care, a dining area large enough for a proper dinner party, a private patio with access to common green space, and three bedrooms upstairs with a full 4-piece bath. The updates throughout are the kind that matter: hard flooring, soundproofing between units, vinyl windows, and a newer hot water tank. This was a home that had been genuinely looked after.

What made this purchase meaningful was not just the home itself but the process of getting my clients there. Of the couple, one of them was a first-time buyer. They were navigating a market with two active listings in the same complex at the same price. Understanding what each unit offered, how the strata was run, and what the numbers actually meant for their long-term budget was the work we focused on together. They did not just buy a home. They made an informed decision about a community they are going to love being part of.

Esquimalt is a neighbourhood that rewards curiosity. The walk to Banfield Park and the dock, the proximity to schools and shopping, the easy connection to downtown Victoria on foot or by bike — it all adds up to a place that feels like home quickly. I have watched this pocket of the city grow in confidence over the years, and it is a genuinely wonderful place to put down roots.

If you are starting your own search in Esquimalt or anywhere across Greater Victoria, I would love to help you find the right fit. Let's talk.

Renovated 1-Bed Home in Starlight Village, Central Saanich For Sale

If you have been keeping an eye on the Central Saanich market and wondering whether homeownership is still within reach, this one is worth a closer look. Tucked into Starlight Village on Tsawout First Nation lands along Qwuc Chus Lane in Saanichton, #42 is a 1 bedroom, 1 bathroom manufactured home that has been completely renovated down to the studs. It is move-in ready, priced well, and situated in one of the most quietly wonderful corners of the Saanich Peninsula.

View this listing: 42-7650 Qwuc Chus Ln

What Makes Starlight Village Worth Knowing About
Starlight Village is a well-kept, friendly community with no age restrictions and no rental restrictions, which makes it genuinely flexible for a wide range of buyers. The homes were built in 2021 to a solid standard, with 2x6 construction, poured concrete foundations, heat pumps, and vaulted ceilings throughout the park. What sets this particular unit apart is what has happened since it was built. This home has been completely gutted and redone. Every surface is new.

Inside: Everything Is New
The renovation at #42 was done properly. New flooring runs throughout the entire home, every wall has been redone and freshly painted, new lighting has been installed throughout, and the kitchen features brand new never used appliances including a fridge, stove, dishwasher, and microwave. The home also features vaulted ceilings, quartz countertops, and a heat pump with air conditioning for year-round comfort. Whether you are a first-time buyer, a downsizer looking to simplify without sacrificing quality, or someone relocating to Vancouver Island and wanting a place that is truly ready to live in, this home delivers that in full.

Outside: Your Own Private Space
The fully fenced yard gives you your own slice of outdoor space in a low-maintenance setting. There is a deck and garden area that is ideal for growing something, hosting a summer dinner, or simply sitting outside with your morning coffee. The Peninsula climate makes that possible for a good portion of the year.

A Location That Genuinely Delivers
The location is one of the more underappreciated aspects of this property. Starlight Village sits just minutes from the Pat Bay Highway, which connects you quickly to downtown Victoria, the airport, and the BC Ferries terminal at Swartz Bay. But what makes day-to-day life here so pleasant is what is right nearby. Lochside Trail runs close by for cycling and walking. Island View Beach is just a short drive away. Saanichton Bay Park offers a beautiful spot along the water. Multiple marinas are accessible for those who love being on the water. Panorama Recreation Centre is close for swimming, fitness, and community programming. And the Saanich Peninsula Hospital is just minutes away, which matters for a lot of buyers.

The Practical Details
The pad fee is $567 per month and covers your lease of Tsawout First Nation land, with 94 years remaining on the lease. Pets are welcome with some restrictions, and outdoor cats are not permitted. No age restrictions and rentals are permitted, making this a flexible option whether you plan to live here full time or hold it as an investment.

Is This the Right Fit for You?
This home is a wonderful fit for someone entering the market for the first time, a downsizer who wants a turnkey space without the upkeep of a larger property, or someone making the move to Vancouver Island who wants a home that is genuinely ready to walk into. The renovation means there are no projects waiting for you. Everything has been done.

If you would like to book a showing or have questions about Starlight Village or leasehold ownership, I am always happy to talk it through.

Some homes stand out because they reflect how people want to live now. This bright, modern 1-bedroom home in Vic West was one of those — and I’m so happy to share that 11-230 Wilson Street has officially SOLD.

Built to near Passive standards, the home featured triple-pane windows, high-end appliances, and craftsmanship that prioritizes energy efficiency without sacrificing style.

Natural light filled the space, creating a calm, welcoming atmosphere from the moment you walked in. Every detail — from the materials to the finishes — reflected a commitment to sustainability, durability, and long-term comfort.

One of the most appealing aspects of this home was how seamlessly it supported a car-free, active lifestyle. The walkable, bike-friendly location made it simple to get around while staying connected to the best of Victoria.

SOLD: A Rare Top-Floor 55+ Condo Offering Space, Peace, and Community in Victoria

Some homes stand out not because they’re flashy, but because they feel right. This rare, top-floor 55+ condo was one of those homes — and I’m so happy to share that it has officially SOLD.

With over 1,350 square feet of living space, this oversized condo offered a layout that’s becoming harder to find. Bright, spacious, and thoughtfully updated, it delivered the kind of comfort and flexibility that makes everyday living feel easy.

One of the most loved features was the newly enclosed sunroom, complete with brand-new windows that improved both comfort and energy efficiency. It created a peaceful spot to enjoy treetop views and natural light year-round — a true extension of the living space.

Inside, the home offered a generous primary suite, two updated bathrooms, and a versatile den that worked beautifully as a second bedroom, office, or hobby room. The updated kitchen featured modern appliances, easy-care surfaces, and plenty of storage, making it just as functional for daily life as it was for entertaining.

Beyond the home itself, the building played a big role in its appeal. This boutique 29-unit community had already completed high-quality building envelope upgrades, offering peace of mind for years to come. With amenities like a workshop, library, secure bike storage, and individual storage lockers, it struck the perfect balance between privacy and connection. Friendly neighbours and a small-building feel added to the sense of belonging so many buyers are looking for.

Location mattered too. Just steps from Hillside Mall and transit, and minutes to Oak Bay, golf courses, and Royal Jubilee Hospital, this condo offered both convenience and calm — a rare combination.

Helping my clients through the sale of this home was truly an honour. Downsizing or right-sizing isn’t just about square footage — it’s about finding a place that supports your lifestyle, your routines, and your sense of community. This home did exactly that, and I’m so grateful to have guided my clients through this important transition.

If you’re considering selling a 55+ condo or starting to think about your next chapter, I’m always happy to have a calm, no-pressure conversation about your options.
